Record number of Kawartha Lakes homes sold in May

KAWARTHA LAKES – Home sales recorded through the MLS® System of the Kawartha Lakes Real Estate Association Inc. came in well above year-ago levels in May 2015.

Residential sales numbered 189 units in May 2015, rising 18.1 per cent from May 2014. This was the highest monthly sales figure ever posted.

On a year-to-date basis, home sales were running 26.8 per cent ahead of the first five months of 2014. This was the best figure for the period since 2004 and the third best on record.

New residential listings on the Association’s MLS® System totaled 310 units in May 2015, down 9.4 per cent on a year-over-year basis.

There were 661 active residential listings on the Association’s MLS® System at the end of May 2015, dropping 16.8 per cent from May 2014.

There were 3.5 months of inventory at the end of May 2015, down from five months reported at the same time last year and below the long-run average for this time of the year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

Kawartha Lakes home sales post best November in more than a decade

Home sales recorded through the MLS® System of the Kawartha Lakes Real Estate Association Inc. came in above year-ago levels in November 2014.

Residential sales numbered 89 units in November 2014, an increase of 9.9 per cent compared to November 2013. November’s sales figure was the highest for the month since 2001, and stands just eight sales below the all-time November record.

On a year-to-date basis home sales were running 0.7 per cent ahead of the same period in 2013 and are on track for the best annual total in in seven years.

New residential listings on the Association’s MLS® System totalled 114 units in November 2014, up 3.6 per cent on a year-over-year basis.

There were 451 active residential listings on the Association’s MLS® System at the end of November, down 3.8 per cent from a year earlier.

There were 5.1 months of inventory at the end of November 2014, down from 5.8 months reported at the same time last year and below with the long-run average for this time of the year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

In a poll of over 1,000 real estate agents, it was revealed that the top six ways home sellers turn potential home buyers away are:

1. The home is overpriced

2. It is difficult to set a showing time

3. The seller is unwilling to depersonalize or de-clutter the home

4. Unpleasant odours

5. The seller is unwilling to negotiate with buyers

6. The seller refuses to make repairs

Brad Nelson, a local REALTOR with Century 21 Pinnacle Realty Ltd, confirms that these same findings hold true for homes in the Kawartha Lakes. “It is up to the agent to educate the seller on aspects of the home selling process that can instantly turn off a potential buyer,” stated Brad Nelson. “However, some sellers get on the defensive when you point out pets, odours, and housekeeping, so it is a very fine line to walk!”

Nelson reflects on a time he was showing a conservative couple homes in the Bobcaygeon area and was met with a very unexpected surprise. After ringing the door bell and calling out their entrance, Brads’s clients were shocked to find a man in his underwear fast asleep on the living room couch. Needless to say, the couple decided to move on the next home in their search!
